Barnstable County Real Estate Values Continue Upward Swing In April

Barnstable County Register of Deeds John F. Meade reported Monday that the volume of real estate sales in April 2021 was up 46.4 percent from April 2020 volume and the total value of sales was up 81.4 percent from the previous year.  The median individual property sale value was up 29.8 percent from the previous year.  There was a 41.5 percent increase in the volume of mortgage activity from April 2020 levels.

Year to date, sales volume is up 27.5 percent; total value of sales is up 64.5 percent; individual sales value is up 20.4 percent; and mortgage volume is up 65.2 percent.

A total of 688 deeds were recorded at the Barnstable Registry of Deeds in April 2021 with stated sales values above $50,000, representing a stated value of $482,791,532 in countywide real estate sales. Based on all property sales valued above $50,000, the median sale price of property in Barnstable County in April 2021 was $519,950.

There were 2,021 mortgages recorded with values above $50,000 in April 2021 with a total value of $818,921,232.  The median mortgage amount, commercial, residential or other, was $308,000.

By way of comparison there were 470 deeds recorded at the Barnstable Registry of Deeds in April 2020 with stated sales values above $50,000, representing a stated value of $266,131,541.00 in county wide real estate sales. Based on all property sales valued above $50,000, the median sale price of property in Barnstable County in April 2020 was $400,500.

There were 1,428 mortgages recorded with values above $50,000 in April 2020 with a total value of $552,092,139.  The median mortgage amount, commercial, residential or other, was $293,100.
