Barnstable County Real Estate: July Sales Volume Dips

Barnstable County Register of Deeds John F. Meade reports that the volume of real estate sales in July 2021 was down 16.2 percent from July 2020 volume and the total value of sales was down 8.1 percent from the previous year.  The median individual property sale value was up 12.3 percent from the previous year.  There was a 15.9 percent decrease in the volume of mortgage activity from July 2020 levels.

Year to date: Volume of sales is up 21.9 percent; total value of sales is up 49.5 percent; individual sales value is up 19.3 percent and mortgage volume is up 32.7 percent.

Meade said 738 deeds were recorded at the Barnstable Registry of Deeds in July 2021 with stated sales values above $50,000, representing a stated value of $507,820,995 in county-wide real estate sales. Based on all property sales valued above $50,000, the median sale price of property in Barnstable County in July 2021 was $511,000.

There were 1,526 mortgages recorded with values above $50,000 in July 2021 with a total value of $642,156,899.  The median mortgage amount, commercial, residential or other, was $323,962.00.

By way of comparison there were 881 deeds recorded at the Barnstable Registry of Deeds in July 2020 with stated sales values above $50,000, representing a stated value of $552,409,788, in county-wide real estate sales. Based on all property sales valued above $50,000, the median sale price of property in Barnstable County in July 2020 was $455,000.

There were 1,815 mortgages recorded with values above $50,000.00 in July 2020 with a total value of $695,224,712.  The median mortgage amount, commercial, residential or other, was $311,500.
