Barnstable County Real Estate Sales, Mortgage Volume Continue To Rise

Barnstable County Register of Deeds John F. Meade reports that the volume of real estate sales in January 2021 was up 15.5 percent from January 2020 volume and the total value of sales was up 62.9 percent from the previous year.  The median individual property sale value was up 17.3 percent from the previous year.  There was a 70 percent increase in the volume of mortgage activity from January 2020 levels.

Year to date volume of sales is up 15.5 percent; total value of sales is up 62.9 percent; individual sales value is up 17.3 percent; and mortgage volume is up 70 percent.

Meade said there were 625 deeds recorded at the Barnstable Registry of Deeds in January 2021 with stated sales values above $50,000, representing a stated value of $439,166,471 in county-wide real estate sales. Based on all property sales valued above $50,000, the median sale price of property in Barnstable County in January 2021 was $440,000.

There were 2,104 mortgages recorded with values above $50,000 in January 2021 with a total value of $755,093,435.  The median mortgage amount, commercial, residential or other, was $296,000.

By way of comparison, there were 541 deeds recorded at the Barnstable Registry of Deeds in January 2020 with stated sales values above $50,000 representing a stated value of $269,538,225 in countywide real estate sales. Based on all property sales valued above $50,000, the median sale price of property in Barnstable County in January 2020 was $375,000.

There were 1,237 mortgages recorded with values above $50,000 in January 2020 with a total value of $426,437,604.  The median mortgage amount, commercial, residential or other, was $284,900.
