November Cape Real Estate Report: Sales, Volume Remain Strong

Barnstable County Register of Deeds John F. Meade reports that the volume of real estate sales in November 2020 was up 34 percent from November 2019 volume and the total value of sales was up 66.5 percent from the previous year.  The median individual property sale value was up 26.5 percent from the previous year.  There was a 26.5 percent increase in the volume of mortgage activity from November 2019 levels.

Year to date: Volume of sales is up 11 percent; total value of sales is up 26 percent; individual sales value is up 13.6 percent; mortgage volume is up 44.8 percent.

Meade reports that there were 800 deeds recorded at the Barnstable Registry of Deeds in November 2020 with stated sales values above $50,000 representing a stated value of $526,879,120 in county-wide real estate sales. Based on all property sales valued above $50,000, the median sale price of property in Barnstable County in November 2020 was $493,500.00.

There were 1,891 mortgages recorded with values above $50,000 in November 2020 with a total value of $721,775,412.  The median mortgage amount, commercial, residential or other, was $308,500.

By way of comparison, that there were 597 deeds recorded at the Barnstable Registry of Deeds in November 2019 with stated sales values above $50,000.00 representing a stated value of $316,347,948 in county-wide real estate sales. Based on all property sales valued above $50,000, the median sale price of property in Barnstable County in November 2019 was $390,000.

There were 1,311 mortgages recorded with values above $50,000 in November 2019 with a total value of $464,710,068.  The median mortgage amount, commercial, residential or other, was $282,400.
