NORTH FALMOUTH, MA – Habitat for Humanity of Cape Cod is proud to announce that its North Falmouth affordable homeownership development is now 89% funded, thanks in part to a newly awarded $2 million grant through MassHousing’s Neighborhood Stabilization Program, the largest grant ever received for a single project by Habitat for Humanity of Cape Cod.
This milestone builds on the transformative early support of the Catania family, whose generosity helped pave the way for the 14 single-family home neighborhood at Benjamin Nyes Lane. In recognition of their lasting impact, the neighborhood will honor the memory of Vincent J. “VJ” Catania.
The award is part of a broader statewide push to expand housing supply and reduce costs. “We are taking action to create more homes, lower costs and make sure people can afford to live in Massachusetts,” Gov. Maura Healey said when announcing the funding.
“I commend the Healey-Driscoll Administration for its attention to the need for affordable homes on Cape Cod and thank MassHousing’s Neighborhood Stabilization Program for this funding, which will help bring permanent housing to 14 families,” said Wendy Cullinan, President and CEO of Habitat for Humanity of Cape Cod.
“This $2 million grant is a critical investment in the future of our community,” Cullinan added. “It not only accelerates our progress toward full funding of this project but also reflects the State’s and MassHousing’s commitment to creating affordable homeownership opportunities for working families here on Cape Cod.”
The Neighborhood Stabilization Program (NSP) provides capital grant funding for the redevelopment, reconstruction, renovation, or repair of substandard and/or blighted properties. Administered by MassHousing, the program awarded ten projects across the Commonwealth, totaling $8,023,000 in NSP funds for the creation or rehabilitation of 49 units of affordable rental or homeownership housing.
The project also blends housing with conservation. “We are grateful to The 300 Committee, who had the vision and brought this project to Habitat,” Cullinan said. “The 300 Committee will conserve 48 acres of the 55-acre parcel, while Habitat will develop 7.5 acres. Future homeowners will benefit not only from permanent affordable homeownership but also from access to preserved natural landscapes and walking trails. We are also grateful to the Falmouth Affordable Housing Fund, which awarded $1.5 million to offset the cost of land acquisition and early construction.”
With the project now 89% funded, Habitat Cape Cod is entering the final phase of fundraising, with approximately $1 million left to raise to complete construction, with infrastructure anticipated to begin in 2027. Supporters can learn more or contribute at habitatcapecod.org.
Habitat for Humanity of Cape Cod has built nearly 200 homes across the region and continues to expand its impact through energy-efficient, affordable, and permanent homeownership opportunities. Homebuyers are selected through a lottery process of qualified applicants and, during construction, contribute “sweat equity” by helping to build their homes and those of their neighbors alongside community volunteers.
Habitat for Humanity of Cape Cod has built nearly 200 homes from Bourne to Provincetown. In the summer of 2026, new builds in Brewster, Falmouth, and Pocasset will begin, with additional builds planned over the next few years in Yarmouth, Marstons Mills, Orleans, and North Falmouth. Qualifying families are selected by drawing. Future homeowners contribute sweat equity by helping build their homes alongside local volunteers, then purchase them with an affordable mortgage. Habitat Cape Cod has been nationally recognized for building energy-efficient, affordable homes. All homes are deed-restricted to remain affordable in perpetuity.
