Project Features Stormwater Controls and Sustainable Site Design
SANDWICH, Mass., September 8, 2025 – Horsley Witten Group, an environmental consulting firm specializing in sustainable and resilient design, is providing site engineering and Green Stormwater Infrastructure (GSI) design services for a residential neighborhood now under construction at Mashpee Commons.
Partnering with Mashpee Commons, Northland Residential Corporation will construct 54 new one-, two- and three-bedroom apartments in 11 buildings located along Market Street and Jobs Fishing Road. The neighborhood will be built in accordance with the Massachusetts Chapter 40B statute and include 14 affordable apartments for qualifying tenants.
Horsley Witten Group (HW) is leading the site and stormwater design for the project, incorporating techniques that manage stormwater runoff and reduce nutrient loading to help protect local water quality. HW also designed utility connections linking the new neighborhood to Mashpee Commons’ existing privately owned wastewater treatment facility – an early example of sustainable planning that continues to benefit private and public buildings in town.

Working closely with the project Landscape Architect, Ryna Associates, the stormwater management system includes tree trenches and bioswales that not only slow and filter rainwater but also provide the much needed water to create a healthy and sustainable landscape. Underground infiltration chambers are used to manage larger rainstorms by temporarily holding the stormwater to allow it to be slowly absorbed into the soil. HW is also providing support for the site utility layout, permitting, and construction oversight for the project.

The new apartments are scheduled to be available for initial occupancy during the third quarter of calendar year 2026, with full occupancy within two years.
