This yearlong Master Plan process will start by garnering the community’s ideas for the property. This will help provide a detailed community vision for Maurice’s Campground, with recommendations for land use, landscaping, housing types and tenure, architectural styles, a mix of incomes and types of households served, and more.

Master Plan Goals
- Provide options for housing – affordable, workforce, senior, transitional, homeownership, and seasonal worker housing.
- Create a well-planned neighborhood that fits into Wellfleet.
- Expand facilities and services and accommodate the recreational and equipment storage needs of residents.
- Minimize negative environmental impacts and maximize potential for innovative renewable energy and climate resilience.
- Utilize net zero and smart growth development principles.
- Prepare a feasible development and implementation strategy.
History
Maurice’s Campground has approximately 200 trailer sites, 16 tent sites, seven cabins, and four cottages on 21 acres, housing 350-575 people at a time. In December 2022, the Town purchased Maurice’s Campground for $6.5 million, with plans to turn the site into affordable workforce housing. While planning and permitting occur, the Town will continue to run the campground and collect revenue. The Town has just begun the master planning process for the future of the site.
