PLYMOUTH and ROCKLAND, MA, ISSUED AUGUST 14, 2019… Plymouth’s Harborwalk Apartments at Cordage Park, The Pinehills, and Redbrook developments have all been recognized as contributing to the region’s economic competitiveness. New home construction, particularly in conjunction with mixed use or transit, has been endorsed by the South Shore Economic Development Corporation’s Housing Committee, an arm of the South Shore Chamber of Commerce. The committee recognizes local initiatives that make the region more competitive and assist in attracting people and businesses, as part of its larger South Shore 2030: Choosing our Future regional economic and community development plan.
The Harborwalk Apartments at Plymouth Station is part of the larger Cordage Park redevelopment project, which will offer 675 new homes at full build-out (300 of those will come from the Harborwalk Apartments, and of those, 75 will be designated as affordable housing). This project sits adjacent to the Cordage Commerce Center Campus, comprised of restaurants, bars, retail, and other business establishments, as well as the Plymouth MBTA Commuter Rail Station. The overall development is focused on revitalizing a once underutilized, historic lot – the Cordage Rope Factory – and is expected to trigger significant new investment in the larger North Plymouth Center, as well as more commercial development over the town line in Kingston.

The Pinehills in Plymouth already has added over 2,700 families, a new village center and over $1.3 billion in new growth to the Plymouth tax base, while building on only 30% of the land, and keeping 70% as open space. The 3,000 acres hosts a wide variety of housing – homes ranging from apartments, condominiums, townhouses, single-family, cottage, and custom – many with views of the protected open space, golf, or ocean. Over 700 homes are within walking distance to the two-acre park at the heart of the Village Green with its grocery store, The Market, and shops and restaurants as well as a seasonal outdoor beer and wine garden. More than 10 miles of paved and unpaved trails, fresh water pond for kayaking and canoeing and a resident amenity center with pools, tennis courts and clubhouse offer something for all types of families. The Pinehills has direct access to route 3 with a 10-minute drive to downtown Plymouth or the Kingston Commuter Rail Station to Boston. As of 2018, that $1.3 billion in new assessed tax base makes The Pinehills, collectively, the largest taxpayer in the town, and proves that new housing can be tax-positive.
“Plymouth Town Meeting voted to change the rules to allow the vision of The Pinehills to occur. That idea of a mixed-use Village Green interacting with homes and open space has made a regional destination. Even people in rural places like to walk and two-thirds of the business in the Village Green comes from outside of The Pinehills, making it the town’s sixth village center,” noted Tony Green, managing partner of The Pinehills.
Redbrook offers a wide variety of types of housing (including 1,200 homes ranging from condos, single-family, townhomes, duplexes, apartments, and pond waterfront) with access to shops, restaurants, and walking trails, as well as a community center. The development team from A.D. Makepeace has worked closely with the Town of Plymouth and will include some workforce housing into the property.

The Housing Initiative is a major component of South Shore 2030: Choosing Our Future, a multi-year comprehensive economic and community development effort led by the South Shore Chamber and the South Shore Economic Development Corp. The plan focuses on addressing infrastructure, workforce, housing, leadership, and strengthening communities. The housing initiative calls for more production of housing that will appeal to younger people and help retain older residents looking to downsize.
