Real Estate Stats For Barnstable County: Continued High Volume

Barnstable County Register of Deeds John F. Meade reports that the volume of real estate sales in October 2020 was up 38 percent from October 2019 volume and the total value of sales was up 86 percent from the previous year. 

The median individual property sale value was up 23.3 percent from the previous year.  There was a 28.7 percent increase in the volume of mortgage activity from October 2019 levels.

Year to date, the volume of sales was up 8.8 percent; total value of sales was up 21.9 percent; individual sales value was up 12.7 percent; and mortgage volume was up 44.8 percent.

Meade reports that there were 985 deeds recorded at the Barnstable Registry of Deeds in October 2020 with stated sales values above $50,000, representing a stated value of $658,268,538 in county-wide real estate sales. Based on all property sales valued above $50,000, the median sale price of property in Barnstable County in October 2020 was $475,000.

There were 2,059 mortgages recorded with values above $50,000 in October 2020 with a total value of $802,895,234.  The median mortgage amount, commercial, residential or other, was $313,500.

By way of comparison, that there were 714 deeds recorded at the Barnstable Registry of Deeds in October 2019 with stated sales values above $50,000, representing a stated value of $353,874,928 in county-wide real estate sales. Based on all property sales valued above $50,000, the median sale price of property in Barnstable County in October 2019 was $385,000.

There were 1,600 mortgages recorded with values above $50,000 in October 2019 with a total value of $582,892,083.  The median mortgage amount, commercial, residential or other, was $289,642.00.
